Why does concrete sink?

Concrete usually starts sinking when voids open up underground. A void is a hole, usually caused when different densities of dirt are combined during a home’s construction. When the dirt is under the pressure of concrete slabs, the ground starts to settle, especially if there has been erosion. Both rain and snow can seep below the concrete to wash away the looser packed dirt, but this isn’t usually the reason. The most common reason for the ground to settle and the ground to sink is underground water pipes that have broken. The water washes away the looser dirt right out from under the concrete.

What can I do to fix it?

There are 2 basic repairs for uneven concrete:

  1. Removing and re-pouring concrete slab

  2. Lifting concrete back into its original position

The first option is expensive, difficult and time-consuming. The concrete has to be entirely broken up, removed and the hole needs to be filled and tamped down before it can be framed in and the new concrete can be poured. The concrete will need to cure for weeks if the weather is warm enough. That’s a lot of trouble to go through for level concrete.

The second option is what we recommend and it only takes a few hours!

DRILL

A pattern of dime-sized holes is drilled through the sunken concrete slabs.

LIFT

Insert an air-tight tube, attach a hose from our pressurized injection system and inject our eco-friendly polyurethane expanding foam.

PATCH

The tubes are removed and we patch the drill holes with cement. You're cement will be able to bare weight immediately!
